The seller pays the Realty Transfer Fee in New Jersey. The rate is charged per $500 of consideration and steps up as the price crosses each threshold.

Effective July 10, 2025, the graduated percent fee on covered transfers above $1 million shifted from the buyer to the seller, and now scales from 1% up to 3.5% based on the sale price band. If you are quoting a listing above $1 million, the seller’s net changes materially. The calculator above accounts for it.
